If your home or business has experienced a water damage incident, the first thought on your mind is probably how much it will cost to repair. Unfortunately, there’s no set answer for how much water damage restoration costs. Many factors go into determining this cost, and they can’t be assessed without a professional inspection. However, there are a few broad categories to consider that could make your project cost more or less.

Extent of Water Damage

Four classes describe the extent of water damage and absorption. These are classes 1-4. The more water absorbed during the intrusion, the more it will cost to remove.

Class 1

This category refers to the lowest level of water absorption. This could mean only a small area was damaged or the damage to the area was minor. This class requires the least intensive removal process and costs the least.

Class 2

This class involves more water than Class 1 and may involve porous materials like carpeting and drywall. It also involves a larger area than Class 1. More intensive processes are required to ensure proper drying, and so the cost goes up.

Class 3

Class 3 water damage involves the highest volume of water intruding into a structure. In this class, the entire room is affected – floor to ceiling (and beyond.) This may occur in situations like floods and burst pipes. 

Class 4

This category is reserved for the most extensive water damage cases, where water has intruded even through less-permeable surfaces like concrete. In these situations, the water cannot be removed without specialized drying equipment. Water damage in this category is the most expensive to repair and is significantly more expensive than Class 3.

Type of Water Damage

There are three different “categories” of water – clean water, gray water, and black water. These names refer to the cleanliness of the water, and therefore the contamination risk associated with them. We’ll break them down below:

Clean Water

“Clean water” refers to uncontaminated water from plumbing fixtures and inbound water pipes. This type of intrusion poses the least risk of mold or mildew growth and generally only involves damage remediation and drying, resulting in the lowest cost.

Gray Water

You can think of gray water as a “middle ground” of contamination. This type of water is less safe than clean water, but not quite as dangerous as black water. This is “used” water, or water that drains from your sink, shower, washing machine – anything but toilets and urinals. Gray water poses a moderate risk of mold and other contamination.

Black Water

This type of water is the most contaminated – usually contaminated with sewage or groundwater. Most commonly, this type of water damage will come from a broken sewage pipe. Black water is a biohazard that poses serious safety risks; it costs the most to clean up.

Type of Damaged Material

Finally, there’s the matter of the type of material damaged in the water intrusion. Replacement costs are higher for more expensive materials and lower for cheaper ones. The location of the material also matters; it’s more difficult to replace damaged structural material than it is to replace flooring, for example. Basements are also more expensive to repair than above-ground levels.
